2-1 Buydowns on Spring Hill and Murfreesboro New Construction: Subsidy vs Note Rate
Spring Hill, Murfreesboro, Smyrna, and Thompson’s Station still have new-construction streets where the builder offers a “2-1 buydown” as if it were a lower interest rate. It is not. A 2-1 is a temporary subsidy: year one the payment is calculated two percentage points below the note rate, year two one point below, then you pay the full note rate for the rest of the term. The note rate is the real loan. The buydown is prepaid credit sitting in front of it.
I am Kevin Kenerson with Lending Hand Mortgage in Madison, Tennessee (NMLS #152227). We are a direct lender at 510 Lentz Dr. We price builder 2-1s against a permanent rate, a seller credit to closing costs, and a smaller permanent buydown so you can see which one actually wins in year three – not only at the model-home trailer on Saturn Parkway or Old Fort Parkway.
This is educational. Builder incentives change by community and by week. Nothing here is a lock, an APR, or a promise that a builder credit will travel to an outside lender. Start at lhmtg.com or call (615) 390-7534.
What a 2-1 temporary buydown is in plain language
The lender still writes a note at the full note rate. Someone (usually the builder, sometimes you) deposits money into a buydown account. That account makes up the difference between the subsidized payment and the full payment for the first two years. When the subsidy ends, your principal-and-interest jumps to the full note payment. Taxes, insurance, and HOA were never “bought down.”
That jump is the part people miss on Rutherford and Maury County models. If the household only qualifies because year-one payment looks cheap, the file is wrong. Most investors want you to qualify at the note rate, not the year-one payment. If a salesperson says otherwise, we verify on the actual automated underwriting findings, not the flyer.
Builder subsidy vs note rate: the three quotes we want on one page
Before you sign a Spring Hill or Murfreesboro purchase agreement that “includes a 2-1,” ask the builder to let us price:
- 2-1 temporary buydown at the builder’s preferred-lender note rate, with the subsidy amount in dollars (not just “2-1”).
- Permanent buydown (buying the note rate down for the life of the loan) using the same dollar credit.
- Credit to closing costs / rate with no buydown – lower cash to close, or a modestly better note rate, no payment cliff in month 25.
Same credit pool. Three structures. The winner is the one whose payment in months 25-84 still fits, after Tennessee property taxes and insurance on that specific parcel, with a reserve for the HOA if the community has one.
Lending Hand Mortgage can often price as a competing direct lender even when the builder pushes an in-house incentive. Some builder credits are portable. Some are not. That sentence is the whole negotiation. We will read the incentive addendum, not guess.
How underwriting treats the 2-1 on a Middle Tennessee purchase
Conforming conventional, FHA, VA, and USDA each have overlays on temporary buydowns. Common gates:
- Qualify at note rate, not year-one payment, unless the program explicitly allows otherwise.
- Buydown funds must come from an eligible source (builder, seller, or you). Borrowed buydown funds can break the file.
- The subsidy account and the note have to match. A “marketing 2-1” with no escrow instructions is not a loan product.
- If the builder’s preferred lender will not let the credit travel, you are comparing a cheap-looking 2-1 against a true market rate at an outside lender. Do that math on paper.
FHA still has MIP. VA still has a funding fee unless you are exempt. A 2-1 does not cancel those lines. Do not stack a buydown flyer on top of an FHA file and assume the insurance disappeared.
Spring Hill, Murfreesboro, and Smyrna are not the same payment story
The buydown formula is national. The payment shock is local because taxes, HOA, commute, and remaining builder extras differ.
- Spring Hill and Thompson’s Station. Fast growth, school-driven demand, and GM-corridor commuting. HOA communities where dues were not in the trailer payment. Price dues in year one, not after move-in. Maury vs Williamson tax bills are not interchangeable – we use the parcel, not the community postcard.
- Murfreesboro. Lots of spec inventory along I-24 and Old Fort. A 2-1 can be a way to move a standing spec. Ask whether the same credit is available as a closing-cost credit if you decline the buydown. MTSU-area rentals and owner-occupancy mix can change condo/townhome overlays.
- Smyrna and La Vergne. Nissan-corridor timing and sometimes tighter lot premiums. Newer streets, sometimes higher taxes than the model assumes.
- Columbia vs Franklin resale. If you are choosing a new Spring Hill build over a Franklin or Madison resale, the 2-1 is only one line. Condition, commute to Nashville, and a rate-and-term on a resale can beat a subsidized new-build payment by year three.
Bring the community name, elevation, lot premium, and the incentive sheet. “2-1” without a dollar amount is incomplete.
Year-three math: the only chart that matters
Write three rows: months 1-12, 13-24, 25-84. Put principal and interest, then taxes, insurance, HOA, and mortgage insurance if any. The 2-1 only changes the first two P&I rows. If year three is the payment you cannot carry on one income, the buydown did not help you. It delayed the problem.
If you expect a raise, a spouse returning to work, or a bonus that is not in underwriting, do not use that hope as the qualification. Either the note-rate payment fits on documented income or it does not. We will not stretch a Murfreesboro file on a promised promotion at a downtown Nashville employer.
Tennessee homeowners insurance and deductibles have moved. The new payment includes the escrow the underwriter will use, not the 2023 model card. We price full PITI.
How Kevin Kenerson shops the builder incentive against a market lock
Lending Hand Mortgage has been a Middle Tennessee direct lender since 2005. Sequence we use:
- Collect the purchase agreement draft, incentive addendum, HOA docs, and tax estimates for that Rutherford or Maury parcel.
- Translate the 2-1 into a dollar subsidy and a note rate.
- Price the same file as a permanent buydown and as a credit-to-close at Lending Hand Mortgage.
- Confirm whether the builder credit is lender-tied.
- Show year-three PITI for each path. You pick. We will not guilt you into the in-house 2-1.
Office conversation starts at lhmtg.com or (615) 390-7534. Ask for Kevin Kenerson and say you want a 2-1 vs note-rate worksheet for Spring Hill, Murfreesboro, or Smyrna – not a single payment screenshot.
Frequently asked questions
Do I qualify on the year-one payment?
Usually no. Plan to qualify at the note rate. If someone says otherwise, we verify on the findings.
Can I keep the builder 2-1 if I use Lending Hand Mortgage?
Sometimes the credit is portable, sometimes it is not. That is in the incentive addendum. We read it before you waive the preferred-lender bonus.
Is a 2-1 better than points for a permanent lower rate?
If you will keep the loan past year two, a permanent buydown or a cleaner note rate often wins. If you will sell or refinance inside 24 months, the temporary subsidy can win. Recoup is the test. We do not quote a guaranteed recoup month in a blog.
Does a 2-1 help an FHA first-time buyer more than conventional?
FHA still has MIP. The buydown does not remove it. We price both programs with insurance included, on that Spring Hill or Murfreesboro address.
What if taxes come in higher than the model?
Then year-three payment is higher too. We use parcel-level estimates, not the trailer card.
