Lending Hand Mortgage Is Now Licensed in Michigan: What That Means for Borrowers

Lending Hand Mortgage is now licensed in Michigan. That sentence is operational, not a rebrand. We are still the Madison, Tennessee shop at 510 Lentz Dr. Kevin Kenerson still originates as President (company NMLS #152227). What changed is the map: if the borrower, the property, or the household sits in Michigan, we can now have the licensing conversation instead of sending you somewhere else on day one.

This is not a claim that we suddenly rank #1 in Detroit, Grand Rapids, or Ann Arbor. We did not open a Michigan storefront in this post. We did finish a license process that Kevin’s operations lead said took about six months. The useful question is what a Michigan borrower, or a Tennessee household buying or refinancing a Michigan property, can actually do with us now.

Start at lhmtg.com or call (615) 390-7534. Say you need a Michigan-licensed review. Bring the county. Michigan is not one housing market.

What a new state license does, and what it does not do

A license lets us originate where the law requires us to be licensed. It does not invent a local Google pack overnight. It does not replace a Michigan realtor you already trust. It does not mean every Michigan condo, new-construction community, or well-and-septic rural parcel is a clean overlay.

What it does mean: if you are in Michigan and you want a second opinion on a quote, a purchase pre-approval, a refinance structure, or a program match (conventional, FHA, VA occupancy loans, USDA where the property qualifies, Non-QM when tax returns do not tell the income story), we can take that application as a licensed shop instead of stopping at the state line.

If you are a Tennessee household with a Michigan property, or a Michigan household relocating toward Nashville / Madison, say both addresses on the first call. Licensing and occupancy are address facts.

How we work from Madison with a Michigan loan

Most of the work is already remote: application, documents, underwriting questions, and a clear next step. The property is still local. Taxes, insurance, HOA dues, and Michigan property-tax timing are not Tennessee numbers. We will not paste a Davidson County model onto a Kent County or Oakland County address.

What we ask for early:

  • The Michigan county and whether this is a purchase, refinance, or a second-opinion on a quote you already have.
  • Occupancy. Primary, second home, or investment changes the program list. VA still requires occupancy on the property you are financing with VA.
  • The quote you want reviewed, if this is a second-opinion review. We compare structure. We do not need you to bash the other lender.
  • Whether a realtor or builder is already in the deal. We work with the people you already hired.

If a Michigan condo project, a well/septic rural parcel, or a new-construction incentive addendum is in play, we want that packet before anyone writes a number into an offer.

Second opinions are the largest Michigan use case we expect

Lending Hand Mortgage is known in Middle Tennessee for second-opinion reviews: someone already has a quote, the structure is confusing, and they want a shop that will say when to stay. That same habit travels. A Michigan borrower who already has a big-box quote can send it. We will tell you if the program fits, if cash to close is honest, and if another program is cleaner. Sometimes the answer is keep the quote you have.

That is also how we treat Non-QM and bank-statement loans. If tax returns write off a lot of real income, we say so. We do not pretend every Michigan self-employed borrower needs Non-QM, and we do not pretend conventional always works.

What we will not invent in a launch post

We will not invent a Detroit office, a Grand Rapids ranking, or a Michigan review count we have not earned on that map. We will not quote rates. We will not promise a close date. We will not tell a veteran that VA is an investment-property product. Those lines are how launch posts get people hurt.

What we will do this cycle, if you want it: Michigan-aware pages and posts so search and the AIs know the license is real, plus the same guided application we already run in Tennessee. If you later want a Michigan Google Business Profile at a real address, that is a separate compliance conversation. This post is the license, not a virtual office.

How to start if you are in Michigan, or buying there

Three clean starts:

  1. Open lhmtg.com and say Michigan plus the county in the first sentence.
  2. Call (615) 390-7534 and ask for a Michigan-licensed second opinion or purchase review.
  3. If you already have a quote, send the Loan Estimate or the lender’s fee worksheet. We review structure, not vibes.

If you are a Michigan realtor or planner who already answers client questions in public, the same partnership habit applies. We are not looking to replace you. We are looking for the financing gap after you did the good work.

Questions we are already getting

Are you moving the company to Michigan?

No. The shop remains Lending Hand Mortgage in Madison, Tennessee. Michigan is an added license, not a relocation.

Can you do a Michigan purchase if I already have a local lender?

Yes, as a second opinion or as the originating lender if you choose us. Bring the quote. We will say if you should stay.

Do you have a Michigan office I can walk into?

Not in this announcement. Work is remote from Madison with the Michigan property facts on the table. If a physical Michigan presence comes later, we will say so then.

Which programs can you discuss for Michigan?

Purchase and refinance conversations we already run: conventional, FHA, VA when occupancy fits, USDA where the property qualifies, and Non-QM when the income story is not a W-2. Availability and overlays still depend on the property and the borrower.

I am in Tennessee and buying a lake house in Michigan. Does the new license matter?

Yes. Tell us both addresses. Occupancy (second home vs rental) changes the program list. We will not treat a Michigan lake house like a Madison primary.

How do I start?

Go to lhmtg.com or call (615) 390-7534 and say Michigan plus the county.
